Why now

Arizona said yes to backyard homes

House Bill 2720 took effect in January 2025 and requires Arizona cities to allow accessory dwelling units on single-family lots statewide. HB 2928 extended ADU rules to unincorporated county land the same year. For most Valley homeowners, the question changed from "can I build one" to "which one fits my lot".

  • Cities must now allow ADUs on single-family lots
  • HB 2928 brought county land into the picture in 2025
  • Your city still sets setbacks, height and design standards
  • We check your lot and your rules before we draw anything

Local rules and HOA or CC&R limits still apply, and every city writes its own fine print. We are builders, not lawyers, so we verify what your address allows as step one of every ADU project.

Three ways in

Pick the shape that fits your lot

Every guest home we build is one of these three animals. Try each one in the layout builder below.

Backyard studio with a green framed window01

Detached casita

A standalone build in the backyard with its own slab, roof and front door. The most privacy and the most design freedom.

Fresh white stucco and young palms02

Attached suite

Added onto the house with its own entrance. One shared wall keeps utility runs short and family a few steps away.

Garage conversion

The structure is already there. We insulate it, swap the garage door for a real wall and windows, and finish it like a home.

Pick a type and a size. The concept plan redraws and the facts follow. Nine honest starting points, drawn the way we actually lay these out: wet rooms grouped so plumbing runs stay short.

Concept plans, not construction drawings. Your real plan starts from your lot, your setbacks and your city's rules.

Inside the build

Small footprint, nothing missing

Tap any photo. These are the moves that make a few hundred square feet live like a whole home.

What it does for you

One small building, four different lives

The same square footage works a different job every few years. That is the quiet argument for building one.

Guests, done right

Visitors get a real bed, a real bath and their own door. You get your couch back and everyone stays friends.

Parents close, not crowded

Near enough to share dinner, separate enough that everyone keeps their routines and their privacy.

An office that closes

A thirty foot commute and a door between you and the laundry pile. Work ends when you walk back across the yard.

Rental, where allowed

Some owners rent theirs long term. Whether you can depends on your city and your HOA, and we will tell you straight before you count on it.

Your door, their door, everyone's quiet

The difference between a spare room and a guest home is independence. We design every ADU so two households can share one lot without sharing a hallway.

  • A separate entrance, so nobody walks through anyone's kitchen
  • Kitchenette and full bath, so it works as a real home
  • Utility runs planned early, shared or separate where your city allows
  • Insulation detailed for privacy on any shared wall
  • A patio or courtyard of its own, sized to the lot
  • Address and access thought through for packages and parking

The cheapest lot in Arizona is the one you already own

Across the Valley, backyards became buildable square footage. We design casitas around the real lot: setbacks, drainage, shade and the neighbors' sightlines, not a catalog plan dropped from orbit.

FAQ

Guest home questions, straight answers

Can I really build an ADU on my lot?+
In most of Arizona, yes. House Bill 2720 took effect in January 2025 and requires cities to allow accessory dwelling units on single-family lots, and HB 2928 extended ADU rules to unincorporated county land. Local zoning still sets details like setbacks and height, and HOA or CC&R limits still apply. Bring us your address and we will check what your lot allows before you spend a dollar.
Detached casita, attached suite or garage conversion?+
Detached gives the most privacy and the most design freedom. Attached shares a wall, which keeps utility runs short and family close. A garage conversion starts with a shell that already exists, so there is less to build. The right answer comes off your lot, your budget and who is living there. That is exactly what the free consultation is for.
Does a guest home need its own utilities?+
Not always. Water, sewer and power can usually extend from the main house, and some owners add separate metering where their city and utility allow it. We plan the runs during design so trenching happens once and the yard only gets opened one time.
How long does an ADU take to build?+
It depends on the type and the city. A garage conversion moves faster than a detached casita because the shell already exists, and permit timelines vary across the Valley. Design and permitting run first, then the build. At your consultation we map a realistic calendar for your project instead of quoting a number we would have to walk back.
Can I rent out my ADU?+
That depends on your city's rules and your HOA. Some areas allow long-term rentals, and short-term rules vary widely. We build it right either way, but check the rules for your address before you plan around rental income. We can point you to the right office to ask.
Do you handle design and permits, or just construction?+
All of it. Kelso Custom Builders takes ADU projects from the first sketch through drawings, engineering, city permitting, construction and the final walkthrough. One licensed builder, AZ ROC #318269 and #243160, one point of contact from dirt to keys.
