Will the Environmentally Sensitive Lands ordinance affect my project?+
It can. Parts of Scottsdale fall under the city's Environmentally Sensitive Lands ordinance, which shapes how desert terrain and native vegetation are treated when you build. We check whether your lot is affected in the first meeting and plan around it. No legal advice, just early homework.
Can you really replace my back wall with a sliding glass wall?+
Usually, yes. The wall comes out, an engineered header or steel beam goes in, and a multi-panel sliding or folding door system takes its place. It is structural work, which is exactly why you want a licensed contractor doing it and not a door installer.
Do outdoor kitchens and fire features need permits?+
Running gas, water and power outdoors is real construction, and permits are usually part of it. We fold the permit work into the project so the finished yard is as legitimate as the house it belongs to.
