Streets with history, houses with potential

Drive an established Glendale block and you can read the decades: brick fronts, ranches, nineties stucco, newer infill. We remodel across all of it, and we respect what makes each house worth keeping while we fix what does not work anymore.

Being based in Peoria, one city over, means a Glendale project gets hometown treatment. Mark can be at your place between other stops, and the crew is never more than a short drive from the job.

The ranch with good bones

These houses were built solid and simple, and fifty years later the simple part is what owners want changed. The usual list: open the kitchen to the living room, modernize the electrical panel for today's loads, and replace surfaces that have done five decades of duty.

What it usually needs

  • Electrical panel and wiring brought up to today's loads
  • Bearing walls opened properly, with the beam sized and permitted
  • Windows, insulation and surfaces that finally retire

The tract home, grown up

Nineties floor plans mostly work, they just feel dated and tight in the wrong spots. The remodel here is about flow and finish: a kitchen that matches how you actually cook, baths done right, and flooring that runs clean through the whole plan instead of changing at every doorway.

What it usually needs

  • Kitchen reworked for storage and real counter space
  • Baths rebuilt with proper waterproofing behind the tile
  • One flooring line through the main living areas

New house, missing pieces

Newer homes are tight and efficient, but builders finish to a price point. Owners call us for the pieces the spec sheet skipped: built-in storage, a better kitchen, outdoor living that works in July, or a casita out back.

What it usually needs

  • Built-ins and storage where the builder left blank walls
  • Finish upgrades that lift the whole room, not just one surface
  • Patios, shade and ADUs that extend the livable square feet

Living through it

A remodel you can live with, literally

Most Glendale remodels happen with the family still in the house. That only works when the job is run tight: dust contained, work zones sealed off, water and power outages scheduled and announced, and the site swept before the crew leaves. That is how we run every job, because it is your home first and our job site second.

  • Dust barriers and sealed work zones from day one
  • Utility shutoffs scheduled with you, never a surprise
  • Tools packed up and the site swept every evening
  • One point of contact whenever the plan changes

Thinking about a casita while you are at it? AZ HB 2720 requires cities to allow ADUs on single-family lots statewide since January 2025. Local rules and HOA restrictions still apply, and we handle that homework as part of the design.

FAQ

Glendale questions, answered

Do you work on older Glendale homes?+
All the time, and we like them. Glendale has housing from every era, from ranches with real bones to newer builds, and each one asks for a different kind of remodel. We bid what your specific house needs, not a package.
Can you open up a closed floor plan?+
Usually, yes. Most of those dividing walls can come out once the structure is understood and the load has somewhere to go. We check what is bearing, size the beam, pull the permit and do it properly. No guessing with a sledgehammer.
Can I add a casita or guest house in Glendale?+
Arizona law HB 2720 requires cities to allow ADUs on single-family lots statewide as of January 2025, so the path exists. Local rules and HOA restrictions still apply, and we sort those out as part of the design work.
How close are you to Glendale?+
Minutes. Our shop is in Peoria, right next door, so a Glendale job runs like a hometown job: quick site visits, fast answers and no travel padding built into the schedule.
