Service 01

Major remodels

Paint is a refresh. A major remodel changes how the house works. Walls move, plumbing and electrical get rerouted, and more than one room is open at a time. We run the whole job under one contract, from demo to the punch list.

Service 02

Home additions

A great room, a suite, a bigger kitchen footprint. An addition is new foundation, new framing and a new roof, tied into the original house so cleanly that nobody can point to the seam. That tie-in work is the whole craft, and it is ours.

Service 03

ADUs & guest homes

A backyard casita for guests or family, an attached suite, or a garage turned into real living space. Arizona law now requires cities to allow ADUs on single family lots, so more Valley backyards qualify than ever. Local rules and HOAs still apply, and we check both before you spend a dollar.

Custom homes

Nothing to tie into and everything to decide. We take custom builds from land feasibility through design, engineering, permits and the build itself, staged and inspected from footing to final walkthrough. One builder owns all of it, and he answers the phone.

01Refresh

Paint, fixtures and finishes

New paint, flooring, counters, lighting, hardware. Nothing structural moves and the plumbing stays put. Straight answer: if this is the whole job, you may not need a general contractor. If it is step one of something bigger, it folds into a remodel scope.

Walls move, systems reroute

The kitchen opens to the living room. A bath doubles in size. A beam replaces a bearing wall and the trades follow in the right order, with inspections between. This is licensed contractor territory.

How we run a job

The same four phases, every time

Remodel or ground-up build, the rhythm does not change. Each phase ends with a checkpoint, so you always know where the job stands.

Walk & scope

Mark comes to you, walks the space or the lot, and writes a scope in plain English with a real number attached. Free, in person, no pressure.

Plan & price

Drawings, selections and engineering get locked before demo or dirt work. Decisions made on paper are the cheap kind.

Build & inspect

Structure first, then rough trades, then finishes, inspected at every required stage. You know what happens each week.

Walkthrough & keys

We walk the job with you and build the punch list together. We are done when the list is, not before.

Meet the builder

Desert-smart building is not optional here

Valley summers run well past 110 and monsoon season, roughly mid June through September, brings dust and sideways rain. We sequence exterior work around the weather, detail roofs and drainage for it, and insulate like the power bill matters.

Service questions, straight answers

Which service does my project fall under?+
A quick test: if nothing structural moves, it is a refresh. If walls move or plumbing and electrical get rerouted, that is a major remodel. If you are adding square footage to the house, that is an addition. A separate building out back is an ADU, and starting from bare dirt is a custom home. Not sure? Book the free consultation and Mark will tell you straight, even if the answer is that you do not need us.
Do you handle plans, engineering and permits?+
Yes, on every service line. Drawings, structural engineering where the scope needs it, permit submittals and the inspections that follow are all part of the job. You sign one contract and we run the paperwork.
Are you licensed for all four services?+
Yes. Kelso Custom Builders, Inc. holds Arizona ROC licenses #318269 and #243160, and the company is licensed, bonded and insured. You can verify both numbers on the Arizona Registrar of Contractors search in about a minute.
Where do you build?+
We are based in Peoria and build across the Valley: Glendale, Phoenix, Paradise Valley, Scottsdale and Fountain Hills, plus select projects in Northern Arizona. Same owner, same standards, wherever the job is.
Can I finance a remodel, addition or build?+
Yes, financing is available on our projects. Bring it up at your free in-person consultation and we will walk you through the options before you commit to anything.
