Production builders start with a floor plan and go looking for dirt that fits it. We start with your dirt. The slope, the views, the neighbors, the way the summer sun crosses the lot. Then the house gets designed around all of it.
That order matters in the desert. It decides where the glass goes, how far the roof reaches past the walls, and which rooms stay comfortable in August without fighting the AC all day.

You shape the house with the designer. We stay in the room to keep every line buildable and inside the budget, before it hardens into plans.
Soils reports, structural calcs and energy numbers get ordered and checked. Unglamorous paper that keeps slabs flat and spans honest.
We submit, track and answer the city so you never stand in line. Nothing gets built until the jurisdiction says yes in writing.
Layout gets surveyed, plumbing is roughed in, then the slab is poured and inspected. There are no second chances with concrete, so we do not need any.
Walls, trusses and sheathing go up and the house gets real. Framed straight, braced right and signed off at every required inspection.
Electrical, plumbing and HVAC go in behind the walls, then every surface you will actually touch. Trades are sequenced so finish work is never rushed.
You and Mark walk every room against the punch list. When the list is done, you get the keys. Not before.

At noon in June the sun stands about 80 degrees over Phoenix, and a right-sized overhang blocks it before it ever touches glass. By December it drops to about 33 degrees and slips under the same overhang to warm the house for free. The overhang never moves. The math does.
